Buying property in Jamaica from the UK, US & Canada

The seven steps every diaspora buyer should follow — with real timelines, real costs, and a vetted Jamaican attorney to close the deal safely.

The 7-step diaspora buying process

  1. 1

    Define your goal & budget

    Retirement home, rental income, or land bank? Decide parish (Kingston, St. Ann, Westmoreland, Portland…), and a total budget including 8–12% in fees. Talk to a diaspora mortgage officer early — pre-qualification takes 1–2 weeks.

  2. 2

    Engage a Jamaican attorney first

    Never sign anything before an attorney reviews it. They run title searches at the National Land Agency, hold deposits in escrow, and represent you at closing. We recommend Samuel Beckford Attorneys (see below).

  3. 3

    Shortlist & view (virtually or in person)

    Use licensed Realtors Association of Jamaica (RAJ) agents. Most will run live video walk-throughs for diaspora buyers. Always request the title number and confirm it with your attorney before paying any deposit.

  4. 4

    Offer, agreement & 10% deposit

    Your attorney prepares or vets the Agreement for Sale. On signing, you pay a 10% deposit (held in the vendor attorney's escrow). Stamp duty and registration fees are typically split 50/50 buyer/seller unless negotiated.

  5. 5

    Finance, surveys & due diligence

    If financing, the bank orders a valuation and a surveyor's identification report. Title is searched, taxes are checked, and any restrictive covenants are reviewed. Allow 6–10 weeks for diaspora mortgage approval.

  6. 6

    Closing & registration

    Balance funds are wired (usually USD via the attorney's foreign-currency account), transfer documents are stamped, and title is registered in your name at the National Land Agency. You receive a Certificate of Title.

  7. 7

    Insurance, taxes & handover

    Take out home insurance (hurricane cover is standard). Register for property tax with TAJ. If renting out, register with TAJ for income tax and consider a property manager.

Mistakes to avoid

  • Paying a deposit before the title is checked. Family-land and undivided estates are the #1 cause of diaspora property disputes.
  • Wiring funds to a seller directly. All money should move through your attorney's escrow.
  • Skipping the surveyor's ID report. Boundaries on the ground often don't match the title diagram.
  • Underestimating closing costs. Stamp duty, registration, and legal fees can add 5–7% on top of the price.
  • Leaving the home empty for years. Get a property manager or trusted family member; vacant homes attract squatters and adverse possession claims.
